1. What Amico Haus is
For market test purposes only. Amico Haus is currently a market test. Please contact your preferred agent, or call Rudy Flores at (619) 392-6714 for a consultation, before relying on anything here for a real estate decision.
Amico Haus is a platform where a homeowner can post a pre-listing so that approved local agents can weigh in on the asking price and share the strategy they would use, and where users can post information about a home they currently have and the kind of home they want, so the platform can suggest potential trades or connections with other users. Amico Haus is not a real estate brokerage, is not a licensed real estate agent, and does not represent any user in a transaction. Any trade, sale, or exchange of real property found through Amico Haus should be handled through appropriately licensed real estate, escrow, title, and legal professionals, the same as any other real estate transaction.
2. Your account
You must provide accurate information when creating an account and keep your password secure. You're responsible for activity that happens under your account. You must be at least 18 years old to use Amico Haus.
3. Content you post
You keep ownership of anything you post (listings, posts, comments, messages), but you grant Amico Haus a license to display it on the platform to other users as intended by the features you use. You're responsible for what you post being accurate and lawful. Don't post anything that's false, harassing, discriminatory, or that violates someone else's rights.
Listing a home you don't own or don't have the right to list is not permitted.
4. Fair housing
Amico Haus users must comply with applicable fair housing laws. Discrimination on the basis of race, color, religion, sex, national origin, familial status, disability, or other legally protected characteristics is not permitted anywhere on the platform, including in listings, posts, comments, and direct messages.
5. No guarantee of a match or transaction
Amico Haus's matching feature is a tool to surface potentially interesting connections based on the information users provide. It does not guarantee a match will result in a real transaction, that any match is suitable, or that any user's stated information is accurate. You are responsible for doing your own due diligence — inspections, valuations, title work, and legal review — before entering into any agreement with another user.
6. Rental listings and lease-term estimates
Amico Haus also lets users list a home for rent instead of trade, and shows sellers a suggested lease-term range for a landlord's rental listing based on the seller's stated home value. That range is a rough, illustrative estimate only — it is not an appraisal, valuation, financial or tax advice, a lease offer, or a promise of any specific term. The low end is a simple calculation (estimated net sale proceeds divided by annual rent); the high end adds an additional amount of time on the theory that a landlord receiving payment as a lump sum upfront avoids the vacancy and collection risk of collecting rent monthly, and is meant only as a starting point for negotiation between the parties. Amico Haus is not a party to, and does not set, arrange, guarantee, or broker, any lease, rental term, or lump-sum payment — any actual lease is a private agreement between landlord and tenant, and should be put in writing and reviewed the same as any other lease.
7. Portfolio listings
Amico Haus lets a user bundle two or more of their own active listings into a single "portfolio" — a single tradeable unit intended to be exchanged as a whole, for one larger home or for another user's portfolio. Creating a portfolio does not create any new legal entity, joint ownership, or escrow arrangement; it is a display and matching convenience only, and the combined value shown for a portfolio is simply the sum of the values the user entered for each property, not an appraisal. Every property that goes into a portfolio must belong to the same underlying owner (the same client, or the user's own home) — bundling properties on behalf of different owners without their agreement to trade everything together is not permitted. As with any other listing on Amico Haus, a portfolio match does not guarantee a transaction, and any actual multi-property exchange should be documented and closed the same way any other real estate transaction would be, with appropriately licensed professionals for every property involved.
8. Pre-Listings Marketplace and vetted agents
Amico Haus also lets a homeowner post basic details about their home ("a pre-listing") — or open an existing mutual trade match — to receive proposals from "vetted" agents, and lets an agent submit a proposal (a fee, included prep services, and a message) or vote on whether a stated asking price seems too high, too low, or about right. Using this marketplace is entirely optional — a homeowner is always free to work with an agent they already know instead.
"Vetted" means an Amico Haus admin reviewed what the agent self-reported on their application — brokerage name, license number, years of experience. Amico Haus does not independently verify a license number with any state real estate licensing board or other authority, and approval is not a certification, endorsement, or guarantee of an agent's competence, honesty, or license status. You are responsible for independently verifying any agent's license and standing before engaging them.
A proposal's fee, included services, and any price vote are informal, self-reported figures for comparison and discussion — not a binding contract, a quote Amico Haus stands behind, or advice. Amico Haus is not a party to, and does not broker, arrange, or guarantee, any engagement between a homeowner (or trade partners) and an agent; accepting a proposal only marks it as awarded on the platform and does not itself create any binding agreement — any actual engagement, its terms, and its fees are a private arrangement between the parties, and should be documented in writing the same as any other professional engagement. A trade transaction request opened from an existing match does not require both trade partners' agreement to accept a proposal — partners opening one to bid should coordinate with each other directly before accepting. Reviews and ratings reflect the opinion of the person who posted them, not Amico Haus. A homeowner may also directly invite a specific vetted agent to a pre-listing or transaction request; an invited agent still submits a normal proposal and the homeowner is under no obligation to accept it.
An awarded engagement's progress checklist ("milestones") is a shared, self-reported status tracker for the two parties' own visibility — Amico Haus does not hold, process, or transmit any payment through this platform in connection with the marketplace, and marking a checklist item done is not proof any payment was actually sent or received. Handle payment for any engagement directly between yourselves, the same as you would without this platform. A homeowner may also rate an agent, and an awarded agent may in turn rate the homeowner(s) they worked with; either party to an awarded engagement may report a dispute to Amico Haus for its records, but Amico Haus is not a mediator or arbitrator, does not adjudicate disputes, and has no payment to refund or withhold — any actual resolution is between the parties themselves.
9. Prohibited conduct
- Harassing, threatening, or impersonating another user
- Posting spam, scams, or unauthorized commercial solicitation
- Attempting to access another user's account or platform data without authorization
- Using the platform for any unlawful purpose
10. Moderation and account actions
Amico Haus may remove content or suspend accounts that violate these terms, based on user reports or other review, at its discretion.
11. Disclaimers and limitation of liability
Amico Haus is provided "as is" without warranties of any kind. To the fullest extent permitted by law, Amico Haus is not liable for any damages arising from your use of the platform, including from transactions or interactions with other users.
12. Changes to these terms
These terms may be updated from time to time. Continued use of Amico Haus after a change means you accept the updated terms.
